Candor Technology has launched a new document intelligence tool for mortgage lenders. The Georgia-based company announced Candor DI on Tuesday.

The product is an engine that indexes, classifies, and reconciles borrower documents from various sources before a file reaches underwriting. It aims to automate document intake, extract key data fields, and flag discrepancies at the point of intake.

Candor DI is available as a standalone product, via an API, or embedded within the company's existing Loan Engineering System. Unlike traditional tools focused on optical character recognition and routing, it automatically splits, renames, and routes documents into a lender's loan origination system.

Automating Data Validation

The tool then compares extracted data against multiple sources. This includes the Uniform Residential Loan Application, credit reports, automated underwriting system findings, and supporting documentation. The goal is to catch errors early.

Ryan Edmonds, CEO of Candor Technology, emphasized the importance of accurate initial data. "Bad data-in means bad decisions-out, no matter how good the underwriting engine is," he said. He stated that validating data across sources at intake can cut cycle times, reduce processor rework, and help lenders scale without adding staff.

Built for GSE Compliance

Candor positions the tool as a way for lenders to surface errors, omissions, and mismatches early. Each flagged discrepancy includes a source-level audit trail. The product is specifically built to align with AI use guidelines from the government-sponsored enterprises.

It is designed to meet Fannie Mae's LL-2026-04 and Freddie Mac's Guide Section 1302.8 requirements. Candor explained the product includes documented validation controls around data extraction to satisfy these rules.

Reported Efficiency Gains

One early adopter has reported significant time savings. The Federal Savings Bank used the tool for automated document extraction, organization, and renaming. According to a statement from the bank's business analyst, Erin Devaney, it saved 15 to 20 minutes per loan file.

As lenders automate more of the loan lifecycle, intake quality is becoming a critical bottleneck. Inconsistent data at the front end can create conditions, increase representation and warranties risk, and cause downstream quality-control problems.

Candor DI addresses this by applying deterministic rules and ensuring auditability at the document intake stage. For operations leaders, the potential value lies in reducing manual indexing and early-stage conditions. This could make underwriters and processors more efficient without requiring major changes to existing loan origination systems.

The company said its broader Loan Engineering System platform has completed more than 3 million underwrites across nearly 600,000 funded loans. It reported zero repurchase losses from that activity. Candor DI will serve as the foundation for future products.

Candor plans to roll out a URLA Updater next. This tool will reconcile source document data and update URLA fields directly within a lender's loan origination system. The company serves more than 100 banks, credit unions, and independent mortgage banks nationwide.
