George Allred, a Realtor at Keller Williams Space Coast in Cocoa Beach, attributes the apparent contradiction to a market in which homeowners remain reluctant to give up prices established during the earlier low-rate era. He notes that people still have lower interest rates from the early 2020s, which are allowing them to "hang on to a certain price point."

The demand picture has softened, with pending home sales declining over the past eight weeks from 1,221 in mid-June to 1,049 as of August 14, representing a drop of roughly 14%.
Active inventory stood at 2,434 single-family homes, down from 3,070 during the same week a year earlier. Despite the smaller supply of available homes, 47.3% of active listings had received at least one price reduction, which is well above the 30% to 35% range generally considered normal in a balanced market.
New listings were also entering the market at a lower price point, with the median price of newly listed homes at $379,495, approximately $10,500 below the median for the broader pool of active listings.
Jobs and Commercial Growth Support Housing Demand
Rusty Melle, a broker at West Melbourne, Florida-based commercial firm ITG Realty, notes that the region's employment base remains a critical underpinning for residential demand. He also sees manufacturing becoming increasingly important to the region, with the growth of high-tech corridors and the presence of companies like Trader Joe's.

The passage of Amendment 3, which seeks to raise homestead exemptions and reduce local property taxes, may also influence buying decisions. Simonsen notes that hiring could pick up over the next year or so because profitability is very high, and if hiring kicks up, that really allows migration to continue to resume.
For now, the Space Coast remains a market where economic growth is supporting housing demand, but affordability, mortgage rates, and seller expectations are keeping trends from returning to the rapid appreciation of earlier years.
