SpaceX Louisiana Project Sparks Early Real Estate Rush

Lafayette, Louisiana's real estate market is anticipating a major boom driven by SpaceX's proposed $100 billion Starbase project. The facility, planned for 130,000 acres of marshland on Pecan Island in Vermilion Parish, is expected to create up to 30,000 construction jobs and thousands of permanent positions paying over $90,000.
Realtors Kimberly Lafleur of The Lafleur Group and Teresa Rainey of the House & Heart Group told HousingWire that investor activity is already rising. Rainey said the area has long been impoverished, with Vermilion Parish's average income around $30,000 a year. The prospect of adding 3,000 jobs averaging $92,600 is a significant economic shift.
Current market data for the Lafayette metro shows 1,077 active listings at a median price of $274,900. New listings are slightly lower at $256,000. Homes average 139 days on market, inventory is at 4 months, and nearly 48% of listings have seen price cuts, indicating favorable conditions for buyers.
Early Land and Commercial Investment
Investors are already buying land around the project site, focusing on RV parks and temporary housing for workers. Rainey said noise from launches will likely limit residential development within a 20-mile radius. Land prices in Vermilion Parish, particularly near Abbeville, have soared to roughly $40,000 an acre, which is three to four times the historical rate.
Some investors are securing land for future neighborhoods, while others are positioning for short-term rentals. The excitement has reached smaller investors, too. Lafleur recounted a client who purchased a $75,000 commercial building in Kaplan, Louisiana, accepting the risk that the SpaceX project might stall.
Vermilion Parish itself presents a tighter market than the broader Lafayette area.

Lafayette Braces for Housing Spillover
Because the Pecan Island site is remote, permanent employees will likely seek housing in Lafayette and other inland communities, about an hour's commute away. Lafleur pointed to the SpaceX facility in Brownsville, Texas, as a potential model for how development follows the workforce.
Rainey said the first launch is anticipated for 2029. Early investor activity targets temporary workers, with a second wave expected to focus on building permanent neighborhoods. "The 3,000 direct jobs means that could be another 3,000 houses just for those people," Rainey said. She predicted a multiplier effect, creating demand for more construction workers, contractors, and service professionals.
Lafleur warned that homes in certain affordable price ranges today could become out of reach within three to five years as workers arrive. Elevated insurance costs in coastal parishes like Vermilion and Iberia are also expected to push many buyers toward Lafayette Parish, which offers more established schools and infrastructure.
A Gradual Market Transformation
"Spreading it out creates a healthier market for buyers and sellers," Lafleur said. She does not foresee drastic appreciation or depreciation.
Rainey advised agents and buyers to act quickly, arguing the market is already responding to the looming expansion. When you know that something big is on the horizon, get in before it gets saturated, she said. She predicts a significant real estate boom within a 50-mile radius of the project.
Rainey concluded that the project could fundamentally alter the region's economic trajectory. She believes current residents may not fully comprehend how positively the landscape could change in the next five to ten years.
